This Is A Home That We Built 12 Years Ago For Some Great Clients In Downtown Edmonds, WA.
They We’re Asleep And Heard There Alarm Go Off And Got Up To Investigate. What They Found Was The All Upstairs Hardwood Floors Had Approximately 2” Of Running Water On Them. The Dishwasher Supply Line Had Failed And Was Leaking Water For 3-4 Hrs!

They called me early morning and asked me for help. I arrived to access the situation and found the water was running through the floor to the downstairs ceilings and all the drywall was destroyed. To add to the problem, we had insulated all the floors and interior walls for sound absorption. All had to be removed and reinstalled throughout the home. We also installed portable heating fans to accelerate the drying process.

Some doors had to be replaced because of warping and most of the flooring throughout the house had to be replaced as well. As the pictures show, this was quite an involved process. I am happy to report that, “The Home Looks Like New Again And My Clients Are Happy To Be Moving Back In There Gorgeous Home!”

Tip 1: Don’t panic and run around the house searching for the leak as you are wasting valuable time.
Tip 2: Go to your water main water supple to your home. This valve is usually in the basement or on an outside wall in a utility area of the house. The main shutoff valve allows a full flow of water through the pipe when it’s open.
Tip 3: If there is extensive water leakage and build up, you may also want to consider shutting off the electricity to those areas infected.
Tip 4: Clean Up Mess – If you catch the leak early enough, it is important to clean up the mess, as much as you can, immediately. If not cleaned up this can result in mold and mildew and can cause more problems down the road.

There many counter top materials to choose from for sure. For High-end homeowners the sky is the limit, but for mid-range homeowners LIKE ME, you have more choices to choose from and can have a Lavish and smart looking kitchen for half the price.
Being a Seattle Custom Home Builder I’m asked by clients, “Now Chris, what are your suggestions for our
Kitchen counter tops?” The answer is easy…do you want something that is luxurious, lavish; High priced and does add real estate value to your home. Let us go with Marble (Natural Stone) or better yet, Imported Marble.
Or do you want something less expensive, easy to maintain and is available in a larger range of colors other than Granite or Marble…Also it does adds to real estate value of a home. Then Quartz (Engineered Stone) is the way to go.
The manufacturing (Quartz) process allows a much wider range of colors than you’ll find in natural stones such as marble or granite. Like other hard surface counter top materials, quartz is non-porous so it resists staining much better than granite, marble and concrete.

Tip 1: Use Quartz for your kitchen tops and for your kitchen Island counter top you can go with a Marble (Natural Stone) or Granite.
Tip 2: A great Idea I give to clients is to diversify a bit. Your Island Kitchen counter top can have a small butcher-block counter top for cutting food on it. Of course, you can put the butcher-block counter top anywhere you want, but it will add a practical, warm and inviting look to your kitchen.
Tip 3: For your Island Kitchen counter tops stay with a solid not tile counter top. It looks more luxurious, cleaner and the upkeep and maintenance is way less difficult. 
Tip 4: Picking popular edges for your counters are practical for any use in the kitchen or bathroom. Therefore, the primary factor to consider when you make your edge profile choice is aesthetic. An Eased edge style is a slightly ‘softened’ square that alleviates that hard, sharp edge typically seen on laminate counter tops.

Buy the flooring yourself...save a bunch of $$$ just by doing a little searching around the big stores/lumber yards. Why should your flooring sub-contractor buy the flooring at a discount, pocket the discount and not pass it on to you.
It's easy to do, just bring a blueprint of your home with you when you buy, decide what areas you want flooring for and you are good to go. The blueprint will have all the data you need for S.F. info needed for determining how much flooring to purchase.
Always buy a bit extra flooring for future updates and any repairs.

THERE IS ALLOT OF BRANDS TO CHOOSE FROM BUT CONSIDER STAYING WITH “BRAND NAMES FAUCETS”. YOU PAY A LITTLE BIT MORE BUT YOU WILL BE GLAD YOU DID.

HERE ARE A FEW KITCHEN FAUCETS WE RECOMMEND...

By staying with mid range (price) faucets, you will have less chance of short term water corrosion around the joint areas because of low grade materials used for some of these (lower end) products. Also the Polished Chrome and Brushed Nickel faucets will tend to peel in certain areas and are very receptive to any abrasive cleaning over short periods of time.
Please just consider three things…Style, Durability and Price. Polished Chrome and Brushed Nickel faucets are your best bet. They go with any decor, lower cost for sure and very durable. Depending where you shop, these Kitchen faucets cost from $80 to under $170.
Keep in mind, all kitchen faucets (specially mid range faucets) have pros’s and con’s. If you found a faucet for your kitchen you really like and the Style and Pricing are just right, the con’s for that faucet are not so bad after all.

Buying a kitchen faucet you really like for a little more money is definitely the way to go.
